Alfred Malcolm built Bonnie Brae, McGregor and Beverly buildings between 1925 to 1927. The Hunt and Byrd were not built by the McGregor family. He and his family were very involved in the Maxwell Street Presbyterian Church. He also ran for mayor in a very close race, later in life.
Early on it was a difficult financial time and at one point the family took the keys to 2nd National Bank to hand over the properties but the bank talked them into not giving up. They managed through Great Depression with persistence and perseverance, having buildings of character with a great location.
His grandsons Malcolm and Alfred then managed the properties starting in the 1950’s . Malcolm McGregor, an engineer, has worked a variety of places in the world and even built the stone walls going into the UK Arboretum.
The Krollfamily purchased the properties in September 2005 from the McGregor brothers. Doug immediately moved to replace all the single pane windows throughout the four-building complex. Plumbing stacks for three floors were starting to be replaced along with rehabbing individual units which included resurfacing the wonderful hardwood floors.
In 2007 the Bonnie Brae building was entirely renovated pulling everything out down to the studs and having all new electrical, plumbing and heating. In 2008 the Byrd building was also rehabbed in a similar manner. The great recession provided challenges for the Krolls in a variety of ways during this time as the depression did for the McGregors previously.
In February 2009 Brenda Farris and her husband Skeet became part of the team. Brenda brought great people skills and 30 years of property management experience to the complex. She and her husband Skeet truly loved working at the property and helped it feel like home for the residents at McGregor properties. Skeet continues to be part of our maintenance team even after Brenda’s passing in Spring 2019.
In 2010 the remaining two buildings Beverly and McGregor had total heating and electrical upgrades. Previously each building was being serviced by only 100 amps to each building. Now each building has 1200 amp service
In 2011 the Krolls purchased a neighboring property, the house at 277 Lyndhurst and in 2013 they purchased the Hunt building. While these two properties are not part of the McGregor Square Condominium Complex, the did allow tenants in the Beverly and McGregor buildings to lease parking spaces on those adjacent properties which lessened the demand on the parking on the McGregor Square Complex.
In May of 2019, our new property manager, Krista McLaughlin, joined us. Krista has 13 years of property management and is excited to continue the foundation of excellence laid down by Brenda. Krista is an animal lover and pleased to be working with a pet-friendly company.
In 2020, Urban Renewal Partners (URP) purchased the Mcgregor Portfolio and has ambitious plans to modernize the property with improved technology, semi-private community areas outside, upgraded security, and a new interior renovation campaign that is scheduled to begin in late 2020. The newly upgraded community will be re-branded to The Vine & Rose Collection and provide residents with a unique boutique down-town living experience to take full advantage of the property’s phenomenal location in the heart of a revitalized downtown Lexington, Ky.
